I will most likely use the same cabinets next and have the paint ready to go.Truth is, if I was matching something that wasn't on a different plane I might not have gone to HD.

If you are going to spend $40,000 on each property to build your portfolio, then it would prudent to spend a few thousand dollars to get on a plane and go visit different places where you intend on investing.  

I know I invested a few thousand dollars in plane tickets when buying the rentals in the Cape.

I actually got to the point where I was starting to look at plane tickets to Jacksonville so I could see the house in person since I literally had no idea what was going on in the house and it had been vacant for 3 months.

At this point in time, I am not paying any property management fees because I bought the properties from him, but I now realize that this probably encourages him to be more relaxed about the whole thing.I am currently out of state, and just had a baby 3 weeks ago, so it's not like I can hop on a plane to replace him quickly.I would like to maintain a good relationship with the property manager, but how do I let him know that I want to replace him without ruining our relationship?

I have about 80-100k in equity in my house and I am planing to sell the house and get into flipping houses to quit my job because I am looking for financial independence and later get into buy and hold for cash flow and appreciation.

I just wish now that I had also boarded a plane and looked at the neighborhood.  

Hood and it was looking stunning I would hear people say on the plane.. they would move form Texas if they had a chance.. but lots of people say that when the sun in shinning in Oregon :)  not so much in January.

Thank you for your response, since I not planing on sell just keep it like the other one, With the prices now so high to build I think my best option is buy and rent.

On the demand side, summer is busy but not nearly as busy as last summer as many people already took the 2nd dose and would rather take a plane to so somewhere else.
