I am adding a related question to this thread - do you always use real estate attorneys even for your simple plain vanilla deals or can one get away with working with just a title company (new jersey).

I recommend doing some digging into other expenses as well, such as insurance, is it in a flood plain, taxes, etc.  

This is where people just plain don't like (even hate) each other...

You will be surprised at how many times someone will say that they have a friend at work or a cousin who is in that situation.Also, get some simple, plain business cards that say you buy homes and have your phone number and email address on them.
