Are you wanting to wholesale the deal, with the encumbrances still attached or are you going to pay off the liens so the deed becomes a warranty deed, then try to wholesale it?

So now I have two issues, when I use the taxes provided by many of the PnL statements I find attached to the deals I am looking at like 3-6% cash on cash returns which I feel like is stupid low considering before that I was looking at 15-20% based off of asking prices.

Would you use 2 unit properties (which are attached and share utilities) as comps, or would you use 3 bed, 1 bath single family comps, with some kind of adder for the 2nd house?

The architectural style of the house makes it challenging to put gutters around the front roofline due to some overhangs ( 2 on each side of the house that goes straight out in a rectangular shape like an inverted U shape but with sharp straight corners and there’s 1 middle overhang that’s like an inverted V shape that is also attached to the roofline and come straight out of the front so rain water will come from those as the overhang covers a portion of the front and will kind of serve as an extension of the roofline.

If he or she is suggesting to install the solar at the same time as the roof, this is wise to do, as the roof attachments can be sealed by certified roofer and the warranty should stay stay valid.

See my numbers in the attached image below.I need help to understand if I'm making any mistakes or overestimating some costs.My own conclusions are that the high property taxes of $9180/year are skewing the numbers.
