I was thinking either a 7-eleven non-gas convenience store or split it into a dunkin with a drive thru connected with a tmobile or verizon or something like that so i have 2 stores in one.

Over the last 5 years, we've updated the bathrooms, kitchen, new shingles, replaces all inside doors, ran a gas line to the stove, replaces facia and other details costing us approximately $25,000.

With separate meter tenants directly get billed for electricity and gas.

I own a 4-plex in an LLC that has shared water and gas.

Make sure to check with the utility companies and get cost estimates from them for availability, fees, hookup charges, transformer and power line/power pole locations or relocation requirements, water, sewer,gas, cable etc You will need ball park cost estimates from site work contractors for site work, roads, installation of utility lines etc.

Generally, tenants always pay their own gas/electric.

There is no gas meter - the house is fully electric (heat pump, etc).
