I deal with the tenants-- take phone calls, screen applicants, show apartments, collect rent, deal with maintenance issues (scheduling and hiring), find properties, market properties, plan renovations, buy renovation materials, assist with renovations and do bookkeeping for rent collections. 

I'm trying to get the details of the lawsuit to see if there's a chance the suit can come to me, but the landlord is dragging her feet and asking me to give her any support material I may have.

Spoke with a few realtors, but nothing materialized.

However, for $12,000 and 50/50 I would expect a well developed curriculum, materials and very professional hands on coaching.

But, if they chose not to disclosure any material facts that can impact the price, you assume that the property is free and clear of any issues.

My cost will be under $70k using better materials.

The worst thing a Seller can do is sign a PA to sell a bldg to a rookie contract flipping buyer whose written approval is needed to sign all new leases, renewals, or other material decisions, etc. 

@Patrick RuffDeterming price per square footage for a rehab can be tough without actually walking through a property and knowing what type of rehabber you will be, for example can I get a floor done with materials anywhere from $4-$5 a sq. ft.?

I'm at the point of just kicking them out of the space, but there is a lot of materials and personal property inside the garage.

My contractor was slow but he was really reasonable on prices and I found some great deals on the material as well.
