This is why...Now, one of you becoming a "real estate professional" is very beneficial for when it comes down to the long term of not paying more taxes.The good thing about being a "real estate professional" is that you can grab your whole income (w-2, rental income, dividends and interest) and then use the rental expenses/depreciation to lower your whole income.

I've lived here my whole life and have really seen a dramatic change in this amazing city. 

I live in the greater DMV area.

We don't get a lot of snow in NJ these days, we've gone seasons recently where I never broke out my snowblower for where I live!

Some of the folks that I've received inquiries from are VERY far from meeting criteria - income, credit score or both.And @Matthew Becker, I lived in Moscow in the early 90s - went to UofI for undergrad! 

I am currently operating this investment from the inside while living in the master, and renting out the other rooms. 

As it stands now, the sweet spot in that area in the market for rent seems to be a little larger 2/2 house with large living area for guests.
