Census.gov is a good free site to analyze economic data, population forecasts and identify trends.

You perform a 1031 exchange from the current asset into a bigger asset of the same type within the allocated window allowed by law. (45 days to identify replacement + 180 days to close)C.

As long as you have a process, it goes pretty quick.I go through a house and do a quick visual inspection to identify specific issues I want to document.

There are apps that you can use to identify homes on an "NOD" notice of default list. 

Let them know you will have to do the official inspection after they vacate but this is a great opportunity for you to identify problem areas they may be charged for.Finally, the move-out date will pass and you have to determine if they are out or not.

You ultimately want the HOA to be very healthy so whenever you want to sell one day - your chances are higher, and the property at large is likely to be well kept and maintained4) identify the politics - can you rent?
