If he was going play that card he should of tried it sooner. 

- We purchased the property at the end of the July and it is our first property which is why we could not let her know we weren't renewing sooner (but good to know for the future).

I'm working on the #1 team in my county and got 4 deals in my first month as a realtor, I am a full time student at Rutgers University and in my free time I am trying to learn Spanish, go to the gym once a day and of course read as many books as I can. 

If you are getting a lot of applicants, you can rent the property sooner and can probably increase the rent.  

I thought I would want a 15 year mortgage so it would be paid off sooner.

I work a full time job managing a division of a company, I also have a side hustle business as a handyman/independent contractor, 2 kids….annnd I find a way to fit Realestate in….on top of all that, I’m up every morning at 4:30am getting my you know what to the gym.

The turnover itself required some cleaning they missed (under appliances, mopping, windows, cleaning carpets, etc), carpet replacement (normal wear and tear) and painting which I know I can't charge for, but were an expense I had sooner than planned with their early termination.  

Buyers are willing to pay $$$ for additional flexible spaces that can be used as office, gym, guest home for elderly parents or adult kids, or simply as rental to help pay off the mortgage. 

I’m going to look into this and maybe get started sooner than later.

So I thought about letting her get a dog and also offer her 2-3 months of rent-free living under the condition that she has to leave after these 3 months (which will allow us to renovate sooner).
