Then don't forget the issues working in an occupied unit (noise, communication, tripping, etc).....

Though it was a grind, he stuck with it, marking his checkboxes each day.

Consider also the location; yes you have quicker access in and out of town, accessibility to downtown, bus stops, supermarkets and etc. but if you really want to buy it, you should visit at different times of the day to get a feel for the noise situation so that you can asses it since it’s one of the most common downside in living in the main street and also if you have children living with you, you should make sure that the rehabilitation will include the safety of your children.

Slow grind sir!!

When I started buying properties I had books, documents, notes, pictures, noise, people and just around me that pushed me in that direction.  

Married is stable, but kids add to wear and tear, noise, etc. couples break up (happened to me 2x :(.

Bring them the deals they want and don't be wasting their time and yours with noise (properties that are of no interest).    

If she's not bothering other tenants with noise and smell, I'd be inclined to let it ride.
