Many investors like the area as the buy-in is more conducive than other saturated markets.

Sometimes in hayward side you see 5 -6 BR house for 600-700k.Also in San Leandro area there're bunch of older homes with existing ADU in the back price 500-700k.

The opportunity to buy from the seller might be doing a Subject-To deal where you take over paying the existing loan.
