As far as future upgrades, likely re-shingle the roof, install better soffit vents (can be done from outside) and might consider replacing all of the windows, crack sealing and weather stripping.

If that's the case then why even have a real estate industry.. why not just be like China were no license or industry exists anyone can hang out their shingle.

Mostly asbestos is on flooring, insulation and shingles it can be in drywall but usually isn’t.

@Liz Lynn Probably last longer than your standard shingle but LOUD AS HECK during a hail storm.

Or maybe really into that "vintage" look and would like to see another "vintage" home in area complete with peeling paint, over-grown trees, that "pop" of ambiance as the shingles begin to curl at edges, because having $0 for maintenance/cap-x, no choice but to let the property go "vintage". 

In preparation for winter here in CT I had someone inspect the roof and they found missing shingles.

As there are less trades people as the Boomers age out, more 30 something trades people will hang their own Shingles since they can make more money versus working for someone.C.
