Some of the best ways to get properties for sale or assigning is to use a combination is direct mail, knocking doors, and driving for dollars.

I have heard American Modern offers something along these lines. 

But you can also do an equity deal or a combination of both. 

(I know some are done electronically) I feel like the bidding could quickly negate a lot of the benefits when combined with the inherit risks of real estate lending.
