You can not win this battle.

Can't beat new paint smell either!

I've found some smaller cities there with a wide variety of property values that are very amenable to investing- specifically Battle Creek, Kalamazoo, Marshall, and Jackson.Grand Rapids is the fastest growing area of the state and so you have a lot more competition with retail buyers and other investors for undervalued properties.

When I got into this particular tenant's apartment I found trash scattered everywhere, the smell of marijuana, and multiple beds spread out in the living room.  

Not uncommon to have a smoke smell that you can't find, then in the end it is soot inside the electrical outlet box. 

Complaints of new roommates coming in "out of nowhere" (it makes sense because the owner has to rent the room), people smoking pot (good luck proving who make the living room couch smell like weed and *just* evicting them), and just a ton of complaints.  

So, I am choosing to pick my battle here but they now want to move into our front duplex that we are remodeling to all brand new.

To that he answered: your best bet is to talk this through with the seller and try to come up with an arrangement so that he does it.This deal is in trouble and the legal due diligence is coping with a hard red flag:- On the one hand, my business instinct tells me to walk away because something smells shady and can have very bad consequences down the road.- On the other hand, this is a very good deal for the following reasons     - Very good area     - Good cashflow, even if we were to ignore the basement and only consider 3 unit

It smells horrid.

On the inside it is easy to tell kids would come in and hang out and get wild as there were dozens of liquor bottles and cigarette butts strewn throughout all the units.The carpet was horrendously stained with God knows what but luckily it didn't smell as bad as it could've thanks to no windows :) Holes in all the drywall and most faucet heads missing.
