Hi Jimmy,Is there any concern regarding strict laws or policies that lean pro-tenant and anti-landlord given that the Columbus area is primarily Democrat in their politics? 

Too many variables like design, anti-STR regulation, occupancy taxes, but the biggest factor is the up and down of net profit.

No issues and my rates are normal.I've mitigate the wiring myself over the years using CO/ALR devices and my own pigtail solution using an antioxidant paste at the connection points.

What I found most appealing was someone to walk me through the whole process and stick with me after acquisition (accelerating my learning curve) and the instant credibility his program gave me with vetted underwriters, property management companies, top commercial multifamily brokers, and most importantly passive investors.Investors that know this "anti-guru" have no problem offering (yes, offering) to invest in my deals.

Unless you are basing your opinion on the recent election and Obama's anti free market/RE policies, that a whole different story.But then again, you have 100 times the knowledge and experience I do, so I'd love to hear your opinion.

These are the anti-investor type properties.

And if they're really anti-landlord in general, I would definitely look to other similarly priced markets that aren't anti-landlord.
