I knew there were others out there going through the same thing :) I agree- we've been able to work with investor-friendly lenders to secure conventional loans that allow us to buy properties and honestly, i've never really leveraged credit cards for RE or RE related purchases so this was slightly new territory for me.

Financial freedom has definitely through buying real estate has definitely allowed me to focus on that for sure!  

I would consult a local real estate attorney in TX as this is really only allowed in the state of TX.

Not sure when closing is, but you could ask the seller for permission to advertise the units now and hopefully allow for rental showings to try to get new tenants lined up with leases to be signed with you right after closing.

I would not do any more renovation without consulting them and what they will require you to do.Padsplit does not allow pets except for service and ESA animals.As I understand it, parking space is an add on fee to renters.

I am wondering if the interior stairs are typically removed to allow for more sq ft in the basement unit as well as greater security  between the two units?

I understand the concept, I own some REIT, but I wanted to tap into more hands on investing, and perhaps build wealth faster as BRRRR allows for that using 75% loan to value options, etc.
