Do you allow tenants to use finished/semi finished attics for storage? Some of my properties have trusses and no floor space, but a few have old style framing, and floored attics, where the HVAC and water heaters are....

She left all of her crap at the apartment including furniture, food, trash, clothes, kids toys, etc.

Old toys and baby equipment also have lead on them not just walls.   

They (city council) is always toying with more regulations on vacation rentals like greater restrictions in more residential areas but so far only a few limits have stuck. i.e.

Tenant said he was trying to fish around in pipe also, and found another toy. 

Like balancing your credit utilization and using for asset accumulation, not toys. 

I have been toying with this exact strategy of moving into one of my rentals for 2 years, but sure does not look to be worth it now. 

Like blow up pool toys, turn on all the lights, stage the dining table etc?

If you decide to not use an attorney, have all of your paperwork in the number of copies required by the court, don't speak unless spoken to, keep you answers to "yes and no" when possible, use short answers.

Tax planning throughout the year has more potential to save taxes compared to YE planning.
