I market "MY" properties mostly to California investors that want a hands off investment and 99.9% use my property management company for the day to day operations.I want to add a new twist that my partners believe will necessate involving the DRE, DOC, SEC, or some other agency to complicate our lives.........I don't think we do but I need to look into it..........

For many people internet access is no longer a luxury, but a necessity for employment.

Is it worth it to provide little things like that or should you just focus on the necessities? 

@Sam Duehr the majority of our portfolio is SFRs and that came out of necessity, because I was travelling for work internationally and gone all the time.

If I learned anything here its, bigger is better, large reserves (but how to verify), good Errors and Omissions insurance is a necessity. 

But as you stated, experience is a necessity and i'm not having much luck breaking in either. 

We have the necessities for retail & opted for the small town feel in the middle of the Bay Area.  

Sometimes the rules don't cover all human behavior smoking is a horrible addiction, and shelter is a necessity.

One of the biggest problems LLCs run into is "commingling funds" so having a separate bank account for the LLC is a necessity; along the same lines it may makes sense to have a debit or credit card for the LLC for any necessary business expenses.

I'm looking for some insight as to if having the funds wired through escrow is a necessity, or is the option of depositing into her account perfectly ok?
