NYC is a bit of a leap for a small fish so Im looking towards long distance investing.

If you fish a bit, you can probably find someone that doesn't have a good lease or if the take the straight up approach, won't care as long as rent is paid (probably not likely).

I imagine that this can also save some money associated with have to punch holes in drywall to fish wires around.Thanks!

Renovations are another kettle of fish altogether.  

it is legitimate grounds to turn down a tenant that lies on their application.Depending on the animal being benign enough (hamster for instance) we have waived the animal fee and our lease allows fish tanks up to 10 gallons without notification of the animals.

This might sort itself within a month or six; for the time being I'd suggest everyone play it safe with their financing contingency if they want to give it a shot & Realtors pick another pond to fish in if you value your time.I made a lot of bad news phone calls today.

I can see how this could ensure compliance with our local occupancy laws, prevent parking issues, and maybe even discourage large fish tanks (fish have heartbeats too!
