I then let them know our requirement is that they make 3x the rent and it be verifiable, that we run a full credit/criminal background, and we check references.

Since it was never transferred my friend never received a tax or registration bill.My friends just wants to walk away from it but the trailer is now worth at least $10k and I believe what was done was criminal.

Also, if you do things the old-fashioned way and aren't running background checks or credit checks then you might get a tenant with a criminal background or who won't be able to pay rent on time - this is where property management can solve most of those issues and basically make the process easier for both landlords and tenants!

It cashflows half empty-- which is good because I had to get out all the crazies/criminals and we needed empty units to fix the many,many plumbing issues.

Never had a problem finding good renters.I meet the renters, and I do a criminal background check and look at 2 months of bank statements to see if they keep decent cash reserves.
