I read an article recently where it talked about a great transformation with light rail and all, I love that place and lived in Beaverton, OR several years ago.

As home prices on the east of the city continue to increase, my guess is that eventually west frankliton and hilltop will redevelop and prices will rise and the neighborhoods will begin to slowly transform.

The entire city will be transformed and unrecognizable :)
