Let's be pretty aggressive with our underwriting costs and assume:$200 / month taxes$45 / month vacancy (@ 5%)$150 / month CAPEX & Maintenance - its a fresh rehab (unless you're spending $20k on lipstick)$75 / month insurance$135 / month PM (@15%, which is high.)So expenses are $605 / month.

I would also get a fresh coat of paint on that wood siding and plant some nice shrubs and flowers along the entire width (under all the windows around the front of the house) and freshen up that landscaping - it is the very first thing people will see when they pull up.

Hey everyone,I know this question has been asked over the years but I wanted to get a fresh perspective.

I posted my rental ad on multiple platforms (zillow, trulia, zumper, craigslist, apartments.com) and set the rate about 10% higher than the market with the intention to lower it gradually and also my unit is freshly renovated and nicer than the comps.

If you have $25K to put to use, best to use it on kitchen/bathroom remodels, landscaping, fresh paint, hardwood or similar floors instead of carpet, etc.

We were able to come in with fresh eyes and made the house look pretty again!!!
