If local banks are not interested reach out to Wells Fargo as they do this kind of stuff all the time speak to someone in small business loan tell them you are starting a Real Estate holding company and planning on acquiring x# of assets that will generate positive cash flow.

As for the roofing, I *probably* would not use a company that the tenant worked for unless it was really soft picking for a decent contractor or they were the best and cheapest in town.
