If they decide to renew/extend, you can/should accommodate them by just rolling the Purchase Option payment and rent credits forward but sign new paperwork, new floor price, new mo rent credit.Take $1 for security deposit so it is a separate transaction and security deposit not confused by a tenant with the cost of the Purchase Option contract.

, then I contacted them and in order to join their program, you have to put down $15K and $200/month for their deal sourcing service, and they asked to sign a disclosure that basically states: "We not taking liability to what we advertised and we are not refund if you buy some property in 30 days".I felt like this is Scam already but I really want to know how to make money from doing Flipping, so I signed and tried the program.

You can include a clause in there stating whatever you want, such as the tenant needing to be out before closing or not signing any leases before closing.

I would imagine they wouldn't be too appreciated of that and would put up a fight although they signed a legal contract to sell for $x.I had actually put a nice lot under contract (I was going to close under my name as normal) from an owner that was doing a FSBO.

We have the tenant initial the landlord copy when they sign their lease, to prove they got a copy.Regarding Early Termination by tenant, landlords cannot collect double rent and must make a good faith effort to find a suitable replacement tenant.

I'll explain...When you purchase a property with existing tenants, who have a lease in place (in MN you can also have verbal leases), you'll inherit those tenants and the leases they signed with the seller on closing day.
