Once we were finished and the property rented we pulled a final draw to get our most of our seed capital back and the loan turned into a permanent 5/1 ARM amortized for 20 yr.This is a different flavor of the same strategy and allows one to do a BRRR strategy without having all of the Renovation money.Jeff V

I also am self employed in agriculture I own a seed processing plant and I farm in central Washington and do research work in Arizona during the winter so I have a full time job.

After the tenants left, I spread some new seed over the bare ground, covered it with a layer of straw to hold moisture and the lawn quickly grew back.As to training your tenant, communicating your concern is the place to start.

I want to quit my job and start managing rentals and acquiring properties full time instead of sitting behind a desk solving computer problems for others(Maybe i'll work 3 months of the year in the sunny side of the country during winter time to add to my seed money).

Depending on your personal marginal tax brackets, your sources of seed capital and your near term objectives it may make more sense to start by acquiring properties in your own name and roll them into a holding company at a later time.Rental income is considered passive income, as such, a real estate company does not qualify for the reduced CCPC tax rate for small business, but is taxed at the highest corporate rate.
