The property was fairly turnkey but I am doing the normal stuff, repainting everything (walls, trim, cabinets, doors), new doorhandles, possibly replacing carpets in a couple rooms with lpv, light fixtures etc.

Then, the customer has to repaint the entire house.

You can encapsulate with KILLZ and repaint and that does an amazing job for heavier smells.

You'll have drywall cracks, so you should factor in drywall repairs and repainting. $$$4.

The estimate I have from my property manager is $1350 for repairs, and $3800 for scraping the old paint off the damaged sections and repainting. 

This allows some reserves to repaint every 3-5 years of the interior.

Using made up numbers, assume it costs you 2k to repaint the str.

One look at that home on Berkshire needs that gutter fixed, all of the exterior wood needs repainting and looks to have wood windows.

If old put refinished/repainted, should be clean.
