Networking with local players will get you to that end goal much faster. 

You point out that doing all the work was a great learning experience but finding excellent players to support the team will enable you to play bigger and faster.  

I was at RealShares Philadelphia last month, and there were major institutional players who were very interested in Philly from a combination of population growth, job growth & affordability basis.

The option to rent to a premier equestrian or polo player at a premium price for the winter equestrian season presents itself.

Then, a seller who has the powers to negotiate and sell to you must be determined before end up having to re-negotiate your deal with yet another player.

With this many different players and all being relatives a lot of things could go very wrong.

Most LH landowners are huge players like Kamehameha schools, DHHL, Campbell, etc. and they have had these LH properties for decades.You determine the rent you'll charge, but in order to be competitive, you'll want to charge a market rate.  

It seems like a lot of the bigger players are starting to sit on the sidelines anticipating a correction in the near future.
