I am looking at this deal from an investor and wholesaler perspective, and don't know which way to go with this one. 

Your incentive for the deal is the value-add perspective (raising rents to market and Rehab to increase appraised value).  

I'm not saying you can't renovate and operate a place like this, but learning how will probably change your life and you will have to deal with many of the building's problems, and not from a sky-high perspective.

On a side note just to add some perspective - there's a decent chance you're going to run into 10k in unexpected costs within the first couple years of ownership, and that's part of the business.

So I'm a bit pressed for time.To be honest, I would be ok with a compromise too, such as a discount on the required work, but the guy has been very hostile and angry and yelling at me and not showing any remorse or understanding my perspective.

I guess I am interested to hear from people who either have experience managing or owning yourself more than 10 units and can understand my question from a scalability perspective.
