I had toured the entire house with an architect just the month before for modernization planning, and while the house smelled like somebody was living there, it was not bad at all.

People who buy that stuff are the same people who are too lazy to call and ask for a refund and these companies know it.My advice to wholesalers.... forget all the BS and nonsense about "co-wholesaling", flipping houses from Beirut with a laptop and a hookah or making a 6 figure income working in your underwear and never having to leave your house.

@Jeffrey Estrella  my father partnered with his attorney for 40 years ... no legal fee's attorney was an equity partner. as an attorney and broker I would think you know enough to do plenty of good business is there some very specfic specialty that you want further knowledge of you probably know the nuts and bolts maybe what your missing is how to market and use social media etc. those youngsters on this site could be a nice fit for you.. they lack the real experience and capital to afford an attorney etc. but they are wize bangs on the computer and know all about all those new modern things..

It has all the bells and whistles of a modern home.

Its sort of an important point, we as modern investors with access to the internet, we dont need to invent anything. 

American Modern has a 10+ program that is pretty good.  

Fingers and brain and laptop don't always communicate 

Everything else looks to be modern and up to date, with minimal work needed.  

It seems to me however that in our modern age that if there really is a total collapse of the dollar then we would be in dire times.  

I will do a backsplash with modern glass tile(once I find it on sale, $6 a square is ouch).
