We are using a high level of leverage with bank loans and private short term loans that will be paid off in the short term, we also have seller financed notes in the mix.I have seen much of Grant's materials in the recent months. 

I cant tell you the amount of folks I have met all over the mid west that their entire business is rentals.. its so much more common out that way given price points no appreciation to speak of and steady 700 to 800 dollar rents.. 

Any suggestions on particular material I should review?

They make it very simple for us to understand the material especially being a newbie like myself!

I would love it if the metal scrappers would stop buying small amounts of copper.. that right there causes a lot of harm to landlordssome of these ya hoos  will snip a 8 inch section of copper tubing .. there by ruining your system to get 1 dollars worth of copper.. and cost us 1500 to 2k..  

That is labor and materials included minus the price of the actual fixtures.

The Rehab costs are all the Material, Labor, and Appliances.  

Good point, I didn't think about extra cleanup because of hazardous materials.
