Thanks again  Each property needs to be viewed on its own merits, and sometimes there just isn't any nearby close and recent SOLD comparables.

In the absense of knowing who the lender is, it's difficult to determine if what you are experiencing is SOP (standard operating procedure)---I work with investors that will issue a POF in 24-48 hours with min. information on the borrower/property, while others take longer as they quantify the merit of the deal.

Before having a public policy discussion on the merits of what’s beneficial for society or not beneficial, I think it’s important to understand the scope of the federal case that Anthony is citing.

Or it could be that the superior quality and location of the lower-producing property simply merits the lower ROI or ROE -- which, if you analyze it, is not exactly horrible.Let's say the 1% income property chews up half its rent in expenses as many here will tell you it will.

I recognize the extensive privilege given to me by the facts of my birth and not any sort of merit, and I see opportunities to use that privilege to successfully do business.

I'm patterning this first deal after my other rental -- I've found neighborhoods around the area that fit my criteria with rents from 950 - 1050 on a house that I can get for ~70K... but each deal is different so I evaluate each on their own merits... and make sure it cash flows with all fixed and variable costs.

Regardless, its clear Fred at present does not remember the merits of his investment in the fund.
