I ask a few questions such as:-Communication - were they responsive to emails and calls-Property care - any major issues / did they leave the property in good condition-Reason for leaving - this would give you more insight if there were issuesAnd always respect privacy if they are not willing to share.

TL;DR: Recent article suggests rent hikes aren't just about landlord greed - rising costs across the board are a major factor.

This has caused at least 3 major problems: 1) the market is now oversaturated with Airbnbs, 2) rental rates have come down bc of so much competition, 3) there's a dire shortage of workers available to service the huge increase in the # of Airbnbs.Wait times are often a month or longer for service providers.

That alone is very impressive and you are already moving faster than the majority of people out there.

Hey @Cody Zucker,I manage STR's in Central FL.My fees range from 15%-25% for full service depending on expected revenue.I will say majority of owners that would qualify for a 25% management fee with me opt to self manage or go LTR due to the fact there isn't any cash flow.My average fee is 20% for full service.

It took about 6 months of which I did the majority of the work but I was able to turn it into a 3bed 2bath house and sold it for $140,000.00 and a nice $50,000.00 profit.

I can see that Sief ran Scoutpads and also a company that invested in a major user of scoutpads.

Anyone having major success with only buying SFH and renting them out to tenants to make good cash flow each month and re-investing?

I use a warranty deed on the majority of my transfers.
