What would you say to a tenant who moved out and had children who wrote on the walls, then tried to cover nail holes with spackle (leaving walls to resemble a teenager with pimples), a wood stain on a carpet that was left buckled after cleaning, etc. etc. etc..

Not just volume, some of the worst agents in my town, do the most volume and are horrible to work with and when a buyer likes there listing you dread having to work with them, mainly because you will have to do some of there work also to make the deal come together.My wife and I were recently were told buy a past customer that we should have a tag line that goes something like this, "Do you want an agent or do you want the truth". we pride our business on being straight forward and honest, even if what we tell you isn't going to sit well.

@Edward Zachary Samperio,If you do it-- you would write yourself a check and do a balance transfer, which isn't a horrible idea since it's normally 3-5% origination fee and 0% interest for a year.

Obviously you can spot a great price or a very bad price on a job, and anything that doesn't scream out great or horrible, is at least 'within reason'.. so really just any idea on where you think if any I should look to get more quotes.
