I was thinking some nickel t-molding but they're about $20 a foot. 

I'm trying to figure out if anyone has any experience using NACA to build a MFH (duplex - 4-Plex) and if that would be a good way to get my foot in the door of house hacking?

@Jaron Walling thanks jaron I’ll start Doing just that and try to Build a relationship with my local banks Now do you want to have to be a real estate agent to get my foot in the door or does it matter that I am a real estate investor?

I think I’ll approach it like you suggested using a price per square foot approach to come up with my offer. 

There's a lot foot traffic on the weekends and seems to be an area people are eager to move into.

As this is my first rental property I would love to hear from more experienced people to hear about the errors you initially made, or just things you had wished you'd done differently, so I can learn from you and start off on my best foot.

If I was smart enough to invest in real estate when I was single and just out of college, this would have been the perfect strategy to get my foot in the door.
