I deal mostly in the smaller properties of under 10 units.

In an ideal world, I would go forward with a low % down, and save the remainder for my next investment.

None of these ideas are ideal to me but that's all I can think of here.

I would ideally also like to hire a property manager as well.

The interest rate can be whatever the individual sets it at, so it could be lower, but so far all the private individual sources I deal with are in the mid-range of interest rates for fix and flips.

If there were a quick letter of intent to sign the contract, that would be ideal. 

Ideally you will ask local company's this question though.

Is there an ideal number?  

The area around it is definitely not ideal.

Realizing the scarcity (or at least my perceived scarcity) of ideal rental properties in the Jersey Shore/Central Jersey area, I thought, if I can not buy it - why not build it?
