Do not stress, and please make sure you have someone from your team that will not say the sky is falling, and charge you 5k when the material will be less than a few hundred , unless needs full room carpeted.

Especially among those in the late fall season of life who have been "mailbox money" fans throughout their earning years, it is not uncommon to see rents MASSIVELY below market value and those same people boasting in their lack of vacancy. 

At FlipSystem, most of our students start off by falling between those two categories: they want to be more than passive investors, but they do not have the knowledge or skillset to rely solely on real estate investing as their only source of income.

Do not fall in love with projected returns.
