I am licensed real estate professional who is seasoned residential and commercial agent who enjoy working with a variety of clients in real estate deals.

No amount of "should work this way" seems to work for very long here (at least in my experience), as every single flip will enjoy all kinds of surprises and contractor related issues.

Hi BP members,I enjoyed a long ,successful, high paying career in the  Fashion business, but  recently found myself on the wrong end of a corporate restructure.  

HOWEVER  ...... when I  sent a contractor over for a few minor violations (smoke detectors), electrical lights out..... 

I'm looking to get into this for the cash flow in the short term, with the goal to be able to help put my kids through college, and ultimately be able to enjoy life as my family matures.I'm in the Michigan / Metro Detroit area, but am also looking at long distance investing as an option.

Although, this is a bigger investment @235k than the original loan amount of $170k, I am thinking of it as if why not save that $1212/month for a year, giving me about $14,500 to invest in another property per year, via house-hacking and say it even comes out to a purchase price of $170k, I could again hopefully enjoy some cash flow and tax benefits while that asset will (hopefully) appreciation to an estimated $330k (22 years @3% appreciation).

The two neighbors that we've met have both complained about them, saying they smoke marijuana in the garage and are generally "rowdy" (kids throwing rocks at cars, garage seems to be some sort of default "hangout") in an otherwise nice family neighborhood.
