The thought came to mind to ask this question because I've had my personal washing machine and dishwasher both have problems about 2 weeks ago, and I have successfully fixed the washer with a $35 part from Amazon (after watching a few youtube videos), and the part for the dishwasher has still to come in.

Interesting idea getting Chris to participate on video.

My plan is to live in the house for about two years, possibly engaging in month-to-month house hacking during that time before transitioning to long-term renting.

Learning the market is a step-by-step process, and every successful investor started where you are.Stay engaged with the community, and don't hesitate to lean on others for advice. 

I live out of state, so this agent tours properties for me and takes videos and pictures of whatever I want - she also visits as many properties on my behalf as I want (within reason).

Step by step guides, explainer videos, calculators, etc?

One thing I will say is to start before you think you are ready, learning from experience will always be more valuable than any BP post or youtube video that you watch.
