(I'm in the northeast, prices are high yes, but stay with me...).The sellers numbers that they are presenting (water, electric, maintenance, mgt etc) in hopes of making this deal LOOK ENTICING TO A BUYER show that after financing the new owner at this price would be left with about a $10,000 annual LOSS!!

Specifically the current competitive rates for new construction trades and materials (e.g. foundation, framing, plumbing, electrical, drywall, trim carpentry, painters, tile work, brick layers, roofers). 

I have 12 years of plumbing/electrical experience, and I know many facets of residential remodeling. 

Is there a partial rehab in which I could gut both units in the 2-family and have the electrical contractor do one or two rooms at a time since I will have to pay out of pocket?
