Over the weekend I installed a lock on the outdoor hose and informed tenants I would be making visits to check for leaking toilet flappers etc.After word got around I was contacted by one of the tenants to inform me that the one unit that has in-unit laundry (preexisting when I bought the property last Nov) has been running the washer at least once a day.

The room with the litter box didn’t have a problem and they are claiming the room (locked) with no litter box is the problem.

Also you may want to add some language that if the roof repair date (passed permit Final inspection) gets delayed and causes you to pay an addional fee for a rate lock extension, the seller credits you at closing.

Usually you have to serve notice to them to allow them to correct the problem and then if they don’t then file for eviction.You may also want to make sure your front door is set to automatically lock when closed so if the tenant is just careless the door would at least lock on its own for your own safety.

I was actually locked into a lease when we decided to start real estate investing as well.
