Well, I remember there was a thread a couple of days ago, started by a UK investor, about a property management problem she had with her property in Detroit.I just happened to find out that a friend of mine (really, not me as I do not have any interest in investing in Detroit) got caught in a similar scam targeting at foreigners.My friend is a Japanese citizen like myself who bought a duplex through another Japanese agent working in the Detroit market.When he bought the property at $25,000, the duplex had two units occupied and rent paid for $450 each.The agent said that this property was located in a nice, strong rental area so it should be rented out quickly and claim a same or similar rent amount even if current tenants moved out.Well, soon after he purchased the property, one tenant stopped paying rent so he had to evict him.

For the record…I know basically nothing abou t Nigeria, but any country that condones rampant scams, corruption, etc. is one I want to steer far clear of!

Check out Angies List, do NOT use Craigslist (scammers).If you find someone, have your PMC manage them and the repair process to avoid getting scammed.

I've been looking for a place for a month now, & have found that the Craigslist & FB Marketplace listings for single rooms are pretty much a joke or either outright scams.

Her scam totally backfired on her.If you do decide to lease to this tenant, you might want to add a Mold Addendum to your standard lease, to protect yourself.

Email scams.

Just because you assume someone is a guru or because it is a tool to help you in real estate it must be a scam, does not mean that is the case.  

Prior to trying this strategy, between the two of us we had a decade of experience owning, managing, and rehabbing multi families.Also, when we met with the lenders the first time we had a small packet made up and devoted to each project we each had ever done.  

Can anybody charm in and try to make some sense if ABC is a scam or just some typical bad apple clients complaining like in every business?
