Personally, I worked at a student housing complex and I don't think I ever heard of any of the tenants starting fires because of their stove top/oven!

I have one of the 4 biggest units in the complex and I still see the value in keeping it.

<shrug>I couldn't imagine being the manager of a 400-unit apartment complex and being worried about the overnight guests of each and every apartment. 

It's a complex market that's very street-to-street.

I put 45k into the complex, and after the appraisal upon completion it appraised for well above asking and the 45k I put it—- hello infinite return!

Perhaps I'm making this more complex than necessary but given the potential tax burden I'm trying to evaluate all possibilities - especially since the house is in an ideal location for my spouse and I to live there for a couple years.

Did you analyze that Saginaw complex?

My neighbors are a 12+ Unit condo building, 2 flat, 4 flat and an large apartment complex across the street.
