@Andrew Jessup It's extremely common for the family trust to initially own the real property and then to transfer ownership into an LLC for additional liability protection, with the LLC owned by the family trust.

I've been here since 2007 (but only started investing in SFH recently) and have definitely noticed that when I see a duplex, tri, quad, 8+ they all seem to be in rougher neighborhoods...that being said, I myself definitely want to find some and may end up relying on off-market deals to find what I want.Let me know if you learn anything new about multifamily here in Memphis, I'd love to understand it more as well!

One thing I’ve noticed is that the Midwest in general offers strong rental yields compared to coastal cities, where property values tend to be much higher but returns are slimmer.As for local networking, I'd suggest tapping into local real estate meetups, the local chamber of commerce or investor groups.
