It's illegal to accept compensation for this activity without having a license.You can have a bird dog sign an option for the property and sell the option to the investor.Or, you can pay a bird dog per lead like $5-$10 per lead or 100-200 leads for $500.You can't pay a bird dog a commission or have the pay depend on if the deal closes.

So you don't really need a realtor to write the offers for you although im not sure the benefits of doing that since you don't pay any commission as a buyer.There are multiple ways to get access to the mls.

In the files you will see a "Final Report" filed by the Trustee of the sale accounting for the money received at the FC sale which includes the sales commission (5%), attorney fees and other charges.

Typically, that would be geared towards making a commission upfront on deals or flipping so you get the income now.Both great strategies, but it depends on the stage of life that you are in at this moment.

You could probably do 1-2 flips during this timeframe and net a much better return than selling a few houses and making a 3% commission as a realtor.

I use Robinhood so I get commission free trading and I only invest in dividend paying companies who are well leveraged and not drowning in debt.
