.- Very low appreciation unless there is a large market shift -- major new employer, city takes many housing units offline via eminent domain, a college greatly expands without additional housing, etc.The list goes on.

This was also a 35/65 profit split with a JV partner so the profit was small, but lots of lessons learned.

I’m a math professor at a local college and teach personal finance and statistics.  

It's a side hustle started aside of my employee job and I feel that this is my best plan to pay my 4 kids college starting in 2027 and secure my dream retirement in about 10 years.

Lessons learned?

I can't know this for certain, of course.Not sure if this is worth pursuing with a lawyer or chalking this up to a lesson learned (be very careful buying properties in a wet area with finished basements, ensure it is suitably water-proofed).
