Hello BP,I am putting in bold the "gist"I am in the process or preparing my house to be sold so I can move into something a bit smaller (i.e. investor friendly) and buy 2 more properties this year...I'll elaborate:I used to live in Cary, NC, the most desired town in the Raleigh-Durham area (for the most part) and moved to a Knightdale SFR to reduce my mortgage costs (Cary is super expensive) and because I had a gut feeling it would be a boomtown soon, and it has been. 

Only option, which is probably not feasible, would be to just sell your car; I don't think that is a good idea just for a house.Personally I would just take this as a sign and just wait it out.

so I spent a lot of time searching for an investment property and I finally found one that I liked it's in Cary North Carolina, I put the offer in for 153,000 and can rent it out for 1200 a month based on comps in same development.

@Cary Crites I'm focusing on the Tahoe area now but I'd be interested in Reno too. 

Assuming the car is 50k, is it better to buy the car in full and have 150k for a down payment on a house OR is it better to finance the car and use as much of the 200k for a house down payment?
