I've also found most airline-branded cards to be better than hotel cards. 

Not to mention the mobile app for landlords is great too—you can see most everything you need to on your phone (you can't do everything but it's great for checking on your accounts).Regarding having your tenants just drive to the bank themselves, I think this is more a question of your personal brand.

There's just nothing really for sale around my area, those run-down homes will cost just as much as it would cost me to build a brand new home.

I wouldn't call 810k an anomaly....There are weird neighborhoods where you have 10 typical 50s style homes in a row which are randomly eclipsed by some 6 bedroom brand new house. 

@Brett GoldsmithMy friend owns security companys in Las Vegas, ADT is known by most people great brand, just do some negotiating on the monthly fee and the equipment should be free, very competitive market.
