It would be silly to just jump into the market and buy properties that are illiquid, taking into account that the economy gets worse by the hour, and many companies are bleeding cash and struggling to survive. 

The house I bought was smoked in for 40 years and the tar would bleed through the fresh paint and sometimes several coats of killz.

But one of the first things that I learned very early on as a property/owner/manager is to leave my bleeding heart at home and volunteer absolutely nothing. 

Your investment objective is to minimize bleeding or even very small cash flow for appreciation, correct?

If you have serious spotting and stains the subfloor may even have swelled in those spots and be high anyway.

A good drywall finisher (or an old plasterer) can float the ceiling out without having to install a layer of drywall... best part, no seams that bleed through... 

Many Florida properties have out of state owners, and some of these Florida properties carry on-going HOA fees etc. so prepare an ‘elevator pitch’ speech to explain to the PR that it would be a great idea to ask the court for an early order to sell the Florida property to avoid ‘financial bleeding’ like HOA fees and taxes etc.

If particle board gets the least little bit wet, it swells up and breaks down.  

I dont do formica, but I can paint ANY color with an alphalitic hydrocarbon porcelain solid AND color, fixing chips, swells, you name it, in 1 day.

Many people sleep on their sides to mimic the fetal position but the problem is you toss and turn because pressure is put on the shoulder.With a motorized bed you can elevate the legs which takes pressure off of the spine and back and with the upper body elevation you keep reflux from happening from the stomach into the throat which also helps the sinuses drain properly instead of pool and swell the turbinates at night causing congestion and difficulty breathing.The zero gravity position from a motorized bed mimics the fetal position but opens up the lungs for better breathing and keeps the acid down in the stomach plus since you are not on your side the pressure is not on the shoulders.When you first try it there is some getting used to as your body has been out of whack for so long.
