@Carl Rowles Agreed, having separate bank accounts for each property makes your job of bookkeeping that much easier.

Second, with a better location it has been much easier to rent and we receive higher rents.

I did consider paying for another appraisal but after looking at several comps it appears it most likely would be a waste of time and money. 

From the research I've done, it appears this business is legit and a great way to make money if you know what you are doing.

I believe the lenders you are communicating with are not articulating this well or simply don’t want to acknowledge they are conservative and it’s easier for them to point to the amount of cash consideration you’ve invested. 

They also make it easier to qualify for investors who own many homes or are self-employed.
