A CCIM is a special designation that means the broker has a lot more training and education and should be able to help you evaluate the numbers.

I called a General Contractor that I worked with for build design on one of the properties to see if they have any recommendations as they are a bit more connected to the local contractor market.

Then find a particular need in that space and challenge yourself to fulfill that need by designing a new app or helping someone to improve an existing app in the space.

I'd configure it as a 1 bedroom with an open floor plan to allow for a spacious-feeling office area.My wife and I are considering buying into a situation like that in upstate New York or Connecticut- we like the idea of an accessory dwelling unit where we could go to conduct business(she's in interior design, I'm in real estate primarily.)
