Looking for reliable movers (manpower) for an hour to evict a tenant.

I'd recommend trying to find a mover on Thumbtack to help, and if the person turns out well then maybe you can trust them to drag boxes inside and other set up tasks if anything shows up after you leave.

I would also question if the $125/m cashflow is really cashflow after you factor in PITI, maintenance, vacancy, CapEx, etc or if it's $125/m over PITI only.

Being this Multifamily requires a mover of $5000+ to move a trailer I would assume that vacancy rates take time to fluctuate a lot unlike apartment rentals.

In that situation it’s a huge pain in the *** for my out of state buyers that either have to come down to do manage it themselves which gets pretty stressful or they ask me to package watch/meet the movers.

I went through few blogs online and found that some area like Renton/Kent/Tacoma could be good areas for REI and that too in my budget.

You should have immediately had someone on this to PROPERLY extract, clean, and sanitize the area before placing air movers and/or dehumidifier to thoroughly dry the area.

I've checked the house price from Everett to Tacoma they're still well affordable from a bay area perspective.If the main question here is asking "where to invest outside CA", I'd rather be bullish on Seattle and Austin due to high-paid employer availability. 

I had a tenant who's mover removed the hoses from the washer when they moved on the 3rd floor but left them hanging from the faucet and it leaked onto the wood floors below causing them to need to be replaced since it was not caught for over 24 hours.
